Property management & short-term rentals

Every property.
A clearer financial picture.

Bookings, platform payouts, owner expenses, and management fees all tell different parts of the story. We help property managers and short-term rental operators bring those details together in their books.

For management companies, co-hosts, and rental owners who need reporting that reflects each property and the business behind it.

More detail than a bank deposit.

We agree on your reporting structure, responsibilities, and service scope before work begins.

Booking and payout reconciliation

Connect payouts with the underlying booking activity, including rental income, cleaning charges, platform fees, refunds, and adjustments. We work from the records available from platforms such as Airbnb and Vrbo and your property-management system.

Property-level reporting

Organize income and expenses by property, with a clear approach to company overhead and shared costs. See individual property results alongside the management business as a whole.

Owner statements and balances

Support owner reporting with details of income, fees, expenses, and amounts due to or from owners. We use your management agreements and approved allocation rules to guide the bookkeeping.

Management fees and co-hosting

Track the fees your business earns separately from amounts belonging to property owners. We discuss how full-service management and co-hosting arrangements should be reflected in your reporting.

Advance bookings and timing

A payout date and a guest’s stay dates may fall in different periods. We review booking dates, advance receipts, and period-end balances using the accounting approach agreed for your business.

Expenses and filing coordination

Keep property bills, reimbursements, and supporting records organized. Sales or lodging tax filing support and year-end reporting needs can be discussed as separately agreed services.

Questions about your property books.

Can you work with my existing software?

We have experience working with QuickBooks Online and records from booking and property-management platforms, including Airbnb, Vrbo, Hostfully, and Hostaway. We review your exact setup before confirming the workflow; an automatic integration is not assumed.

Can you separate properties from company overhead?

Yes. We discuss property and class tracking, shared-cost allocations, and company expenses so the reporting supports the way your business operates.

What if the books are behind?

We first review the records, opening balances, and outstanding reconciliation issues. Catch-up or cleanup work is scoped and priced separately from ongoing monthly bookkeeping.

Does the pricing calculator cover my portfolio?

The calculator is a starting estimate. Property count, transaction volume, owner statements, platform activity, and reporting complexity can affect the final scope and quote.

What should I include in my inquiry?

Include your approximate property count, whether you manage for other owners or own the rentals, your software, and the main issue you want help with. Please share sensitive documents only through the client portal after we arrange access.
